1. ABOUT THE COMPANY
The primary focus of the Metropola real estate agency is the marketing of new construction investment projects. We are Slovenia’s leading specialists in this area. Additionally, we broker second hand real estate, and can boast a wide selection of residential units, business premises, bars and land lots. Metropola is made up of a dynamic collective who possesses numerous experiences and professional skills, particularly in the domain of law, marketing, economics and construction. Our customers
are assured of a high standard of service, as we hold the license of the Ministry of the Environment and Spatial Planning, and have signed the Code of Ethical Business Practice in Real Estate. We maintain an indemnity responsibility agreement with the Slovenica d.d. insurance company, meaning that Metropola is insured for its responsibility for any eventual damage inadvertently caused to a customer or third party through breach of contract. Both private and legal personalities, domestic or
foreign, are assured of quality and expert service, which always remains in accordance with their wishes and demands. We conduct our business at two branch offices in Nova Gorica and Jesenice, as well as our other sales offices in Ljubljana, Domžale, Trzin, Logatec and Kranj, thus covering the regions of Gorenjska, Primorska, Notranjska, Western Slovenia, and the central Slovenian regions. What puts Metropola ahead of the competition is our key service - our customers are assured of the
secure renting, buying, selling or leasing of their selected real estate.
2. VISION
In the future we aim to enlarge our share of the home market, especially in the area of new construction, and become heavily involved in the EU marketplace. We will also continue to spread into the regions of former Yugoslavia, and upgrade our current level of quality and expertise in our services.
3. SERVICES
The services offered by Metropola include brokerage during selling, leasing, buying and renting real estate, as well as real estate consultation.
Primary Services Our excellence can be attributed to our holistic approach, which incorporates:
- discovering investment opportunities and investment counselling,
- locating (co-)investors,
- expert advice regarding buying, selling, leasing, and renting real estate,
- drawing up a variety of contracts, as well as other necessary documentation,
- implementing all the necessary steps toward entry into the real estate register, including transfer of ownership,
- carrying out all corresponding market transactions (organisation of viewings, coordination and notification of clients, financial appraisals of individual businesses, etc.),
- pricing of court-sworn appraisers,
- cooperation with competent institutions and outside partners and businesses during individual transactions (notaries public, law court, architects, construction companies, real estate managers, banks, implementing and investing engineering).
Realty Marketing When marketing realty we utilise diverse forms of integrated market communication, from direct marketing to advertising and various sponsorships. We first consult our own databanks of potential customers (buyers, sellers, tenants, leasers). We utilise different business contacts from the world of economy and finance, as we are involved in long-term collaborations with larger companies which might be constantly seeking suitable locations for lease or purchase, and thus enable
our customers a speedier realisation of services. Alongside the above-mentioned marketing methods, we also partake of advertising through various media (newspapers, magazines, billboards and advertising on buses and over the internet), sponsorship of numerous business events, conferences and consultations, and sponsorship of well-known Slovenian athletes.
Additional Services Even at this stage, our role is not over, as we also offer our customers a number of additional services through which we can ease the decision-making process of buying/selling or renting/leasing property. These services include:
- financial counselling and searching for suitable methods of financing (in cooperation with Nova Ljubljanska banka d.d., Hypo Alpe-Adria bank d.d., SKB banka d.d., Bank Austria Creditanstalt d.d., Banka Domžale d.d., Bank für Kärnten und Steiermark and the leasing companies Hypo Leasing d.o.o. and BKS-leasing d.o.o.)
- planning, preparation and the carrying-out of furnishing of premises
- assistance with property insurance
- collaboration with a tax and finance advisory group
- our “old for new” exchange policy
